Crane Served Building Real Estate in HoustonPosted
Pursuing available Houston industrial properties for my clients always reveals something interesting! It happens with amazing regularity, almost every time I get into a project, I learn something I didn’t know before. You would think after 40 years of practicing industrial real estate brokerage in the Greater Houston area I would begin to get a handle on what’s going on. Not necessarily so …………!
I am currently in a search for a Houston area specialty crane served building. It has to be crane served with a 30 ton lift capacity or more. It also needs to be in a certain specific location to be a viable option for my client.
We’ve been on this project for a month or so now and, out of the 3,600 or so buildings I have on my Michael Hill Properties database, there is currently only ONE that would work for my client’s specific commercial industrial real estate needs. Wow, there is supposedly a “surplus” of buildings for sale and lease in the Houston area right now.
What I have learned from this crane served building real estate search:
- There are essentially no crane served buildings anywhere in “metropolitan” Houston which have lift capacities in excess of 30 tons.
- There are few older, previously occupied buildings with heavy cranes which are available at more reasonable rates than the new buildings out there.
- Interestingly, out of a total of 233 available freestanding buildings in my database (over 10,000 sf), 106 of them are crane served. This is unprecedented in my commercial real estate experience where 45% of the current available freestanding buildings are served by cranes (described as: “crane served”, or “crane capable”).
We have always had a good inventory of freestanding buildings for sale and lease but I can remember back several years ago, there were practically NO crane served buildings available here. That has all changed for the current Houston commercial industrial real estate market. Of the 106 crane served buildings available today, 50 have crane capacity of less than 20 tons. The remainder have cranes in excess of 20 tons lift capacity. That’s a LOT of buildings with heavy cranes in our little neighborhood called Houston.
