Houston Food Storage and Distribution Facilities Expanding

Over the past several years there has been a noticeable number of new Houston food storage facilities and distribution warehouses announced by industries seeking to use freezer and cooler facilities in the Houston area. Michael Hill has, in his career, worked with many of the Houston food distribution companies, assisting with locating and/or disposing of Houston area refrigerated facilities.  These include:  Albertson’s, Sysco Corp, Grocers Supply, Glazier Foods, Labatt Foods, B&G Foods, Jake’s Finer Foods among many others.

Food storage and distribution facilities incorporate freezer space holding temperatures as low as -20F, cooler space to 35F and dry non-refrigerated space. Most of these facilities feature dock seals for matching up the truck doors with the building doors so as not to lose the cooling needed for Houston’s hot summers, dock levelers to accommodate different type trucks which might not be exactly 48” high which is the typical height of the dock doors in buildings, a refrigerated dock area outside the reefer boxes for make-ready of products for shipping. These buildings many times feature “dry” sprinklers which can function inside freezer boxes for fire protection. Slabs are specially built with insulation and air ventilation tubes under the freezer boxes so the extremely low temperatures don’t destroy the floors. Heavy power is required to run the freezer and cooler equipment which would typically be 480 volt, 3 phase and large amperage capacity. If the refrigeration facilities are “ammonia” type, locations adjacent to homes, schools or churches would typically be avoided, rather they would tend to be located in industrial parks or acreage away from other development.

Houston Food storage and distribution facilities which have these features are in high demand and they are rare to find. Most of the expansions of late are new construction:

  • Sysco Corp in Pinto Business Park
  • Goya Foods in Katy, Texas
  •  Ben E. Keith in Missouri City, Texas
  • Glazier Foods in Houston, Texas near Beltway 8 North
  • Labatt Foods in Houston, Texas off Bingle Rd

The Houston Food Storage and Distribution warehouses demand expensive rental rates and sales prices for these properties due to the specialized equipment required. Because of this, there is an entire industry made up of “public warehousing” companies who own or lease refrigerated facilities that specialize in contract storage and distribution of food products, using their own trucks and personnel, as opposed to the food distribution company having to lease or buy their own facilities.

As of this writing, there is one food storage and distribution facility located in northwest Houston which is currently available of over 100,000 sf of freezer/cooler/dry space with extremely high electrical power and associated office space which can be leased or bought which would be an excellent location for one of these food storage and distribution companies expanding or re-locating to the Houston area.
