Houston Industrial Distribution Real Estate Speculation … Unprecedented Growth!

Everyone has heard Houston’s industrial real estate news!  “Record Setting Activity”, “Prosperity Abounds”, “All Time High Space Absorption”, etc.  Well, it’s all true.  However, after many years in the Houston commercial industrial distribution real estate brokerage business and more “cycles” than I would like to count, I have never seen new construction of “speculative” (without existing Tenants) industrial projects at this level. Just a few of Houston’s industrial real estate projects currently under construction or recently completed are:

And, this is not all of them!  The 24 new projects outlined above comprise almost 10 million square feet. That is a LOT of new speculative distribution real estate coming on the market now in Houston.  Rates seem to be holding up and there have been large leases announced recently (Frontier Logistics – 600,000 sf; Goodman Manufacturing – 300,000 sf, among others. 

It will be VERY interesting to see what happens in this currently “wonderful” industrial real estate market over the next few years!  Stay tuned!
